City Solicits Proposals for Redevelopment of 241 Main Street, Indian Orchard

Mayor Domenic J. Sarno and Chief Development Officer (CDO) Tim Sheehan announced today that the City of Springfield has issued Request for Proposals (RFP) for the purchase and redevelopment of 241 Main Street, Indian Orchard.

Mayor Sarno states, “CDO Tim Sheehan and I are committed to seeking RFP’s for this property at 241 Main Street that is conducive and appropriate for our Indian Orchard neighborhood.  This property is key to the continued revitalization of the Indian Orchard Main Street neighborhood business district and we are excited to see its potential to continue to enhance the aesthetics and amenities for our residents and business community.”  

The building at 241 Main Street is a mixed-use building constructed circa 1907, it contains approximately 8,200 square feet of gross living/commercial space and is located on a 7,904 square foot lot and is zoned Business A.  The property has three floors and contains approximately two commercial units on the ground floor and four residential units on the 2nd and 3rd floors.  The assessed value is $301,600. The City is seeking minimum bids of $1,000.  The minimum bid was set taking into consideration the extensive renovation work necessary to rehabilitate the property.

The property was foreclosed by the City for the non-payment of taxes and has been vacant for a significant amount of time.  The City has previously attempted to move the property via auction and has determined an RFP sale is appropriate due to its’ high visibility and importance to the neighborhoods commercial district.

The City is most interested in proposals from developers that will improve the existing property in a way that re-activates the vacant building and compliments the surrounding Indian Orchard Main Street Business District by enhancing the aesthetic appeal of the Main Street streetscape and adding to the economic stability and vibrancy of the district.

Site tours for interested purchasers will be held on the following dates and times:

  • June 7, 2022 at 10:00 a.m.
  • June 15, 2022 at 2:00 p.m.
  • June 23, 2022 at 11:00 a.m.
  • July 11, 2022 at 1:00 p.m.

Those planning to attend site tours should come prepared with a flashlight and should wear appropriate attire and footwear.
