14-126 - RFP: Leasing of a Built-to-Suit Space for the Springfield Performing Arts Magnet School
End date: Tuesday January 7, 2014 at 2 p.m.The Springfield School Department is seeking to lease space in which to operate its Performing Arts Magnet School for Grades 6 through 12. At a minimum, the City is seeking to lease approximately 58,600 square feet of space that can accommodate educational and specialty classrooms and related administrative and support functions. Approximately 46,850 square feet of space are \"Educational Spaces\", such as, classrooms, language and technology labs, dance studios, music rooms etc. Remaining 11, 750 square feet will be used for \"Administration and Support Spaces\" such as, conference rooms, front office, library, Principal and AP offices, bathrooms, kitchen etc.
The City expects that most spaces will require various levels of renovation and improvement in order to meet the minimum criteria herein. To the extent that renovations or improvements are required, they will be the landlord\'s sole responsibility, and the costs thereof must be built into the lease price. In addition to the cost of renovations and improvements, the lease price should be inclusive of all taxes, major utilities, repairs, and other expenses. The landlord shall ensure that any design, construction, reconstruction, alteration, remodeling or repair of the space, whether prior to or during the lease term, complies with all applicable laws relating to the design, construction, reconstruction, alteration, remodeling or repair of a building by a public entity in the Commonwealth of Massachusetts, including but not limited to M.G.L. c. 149 §§ 44A et. seq. and M.G.L. c. 7 §§ 38A1/2 - O.
The City is seeking a 10-year lease for the desired space, with two (2) renewal terms of five (5) years each, for a total lease of twenty (20) years.
Required Occupancy: August 1, 2014 for 2 Grades (6th & 9th) - which would include all administrative spaces, the cafeteria, and the principal\'s spaces plus ½ of the Educational Spaces built and ready for furnishings and beginning of School Year 2014- 2015, and
August 1, 2015, the remaining 5 grades (7th, 8th, 10th, 11th, and 12th) educational spaces will be built and ready for furnishings and the beginning of the School Year 2015-2016.
Desired Occupancy: August 1, 2014 for All 7 Grades (6th - 12th) - All administrative & All Educational Spaces built and ready for furnishings and beginning of School Year 2014-2015.
