The property at 241 Main Street is located within the Indian Orchard neighborhood of Springfield.

The Indian Orchard neighborhood is located in the northeast corner of Springfield. It affords the quickest commute to eastern Massachusetts cities like Worcester and Boston by way of the Massachusetts Turnpike (I-90). Indian Orchard began in the 1840s as an isolated mill town separate of Springfield. Due to its origins as a separate municipality, Indian Orchard shares many street names that are identical to different streets in Springfield’s Metro Center, differentiated only by the zip code and the
Indian Orchard name.

Indian Orchard has largely maintained its’ identity as a small mill town, with a quaint main street that contains small town shops, restaurants and taverns and several re-purposed mill buildings. One of Indian Orchard’s largest and most visible former mill buildings, has been re-purposed into artist’s studio spaces and has been a catalyst for the growing arts scene in the neighborhood.

Large employers include Solutia and a US Postal Service bulk mail facility. Indian Orchard was also home to Chapman Valve Manufacturing Company, which converted uranium rods into slugs to be used as nuclear reactor fuel, for the U.S. Army Corps of Engineers Manhattan Engineer District. The site was remediated in 1995. It is now occupied by a solar energy facility.


The building at 241 Main St. (parcel 08132-0258) is a mixed-use building constructed circa 1907, it contains approximately 8,200 square feet of gross living/commercial space and is located on a 7,904 square foot lot and is zoned Business A.

The assessed value is $446,500.00. The property has three floors and contains approximately two commercial spaces on the ground floor and four residential units on the 2nd and 3rd floors.

The City is most interested in proposals that creatively integrate the site with the surrounding area, respecting zoning, and in a manner that creates a viable redevelopment opportunity and enhances the aesthetic appeal of the streetscape.

The property at 241 Main Street IO has been vacant for more than two (2) years and is considered a pre-existing non-conforming use, as such to re-open the developer would be required to obtain a special permit from the Springfield City Council.

The property will be available for viewing on the following dates and times:
• March 3, 2026 at 10:00 a.m.
• March 12, 2026 at 2:00 p.m.
• March 18, 2026 at 11:00 a.m.
• April 1, 2026 at 1:00 p.m.

Those planning on visiting the property during the scheduled times should wear appropriate clothing and footwear and should bring a flashlight. Access will only be allowed in secure areas and interested parties will be required to sign a waiver before entering. Please note additional access will be scheduled at the convenience and sole discretion of the Office of Housing/Community Development, during regular business hours. The City of Springfield supports the goal of twenty percent minority and women participation in all contracts. No questions will be answered unless received by the Chief Procurement Officer at least 7 days prior to the expiration of the time set for submitting bids or proposals. The Chief Procurement Officer reserves the right to waive any informality in and to reject any or all bids if it is in the public interest to do so.
