SUMMARY OF SPACE REQUIREMENTS:

LOCATION:WITHIN THE CITY OF SPRINGFIELD AND IS PRESENTLY ZONED FOR "OFFICE OR BUSINESS USE" ALSO WITHIN THREE (3) MILES DRIVING DISTANCE OF SPRINGFIELD JUVENILE COURT, 80 STATE STREET. SPRINGFIELD 01103. MUST BE LOCATED WITHIN FOUR (4) BLOCKS OF PUBLIC TRANSPORTATION.

AMOUNT OF SPACE: MINIMUM OF 7850 SQUARE FEET OF NET USABLE AREA (N.U.A.)

TYPE OF SPACE:
1. OFFICE SPACE ELEVEN (11) MINIMUM OF ONE HUNDRED (100) SQUARE FEET PER OFFICE.

2. THREE (3) LARGE CONFERENCE/MULTIPURPOSE ROOMS MINIMUM 700 SQUARE FEET EACH. TWO OF THESE ROOMS WILL CONTAIN 100 SQUARE FEET OF OFFICE SPACE WITHIN EACH ROOM

3. THREE LARGE OPEN AREAS MINIMUM OF ONE HUNDRED (100) SQUARE FEET.

4. TWO SEPARATE SPACES WITH A MINIMUM OF 525 SQUARE FEET EACH.

5. SHOWER FACILITIES NOT IN THE RESIDENTIAL AREAS (HANDICAP ACCESSIBLE).

6. SEPARATE BATHROOMS TWO (2) SETS (MALE AND FEMALE) HANDICAP ACCESSIBLE.
7. MULTIPLE ENTRANCES (MINIMUM OF THREE (3)); ONE ENTRANCE NOT ACCESSIBLE TO THE PUBLIC FOR ADMINISTRATIVE USE ONLY.


8. KITCHEN FACILITY (CAPABLE OF FEEDING 15-30 PEOPLE). HOOK UPS FOR A STOVE, REFRIGERATOR, MICROWAVE, AND TWO VENDING MACHINES. KITCHEN WILL HAVE A SINK. MINIMUM AREA OF 250 SQUARE FEET.

9. ONE (1) LOCKER ROOM MINIMUM OF 250 SQUARE
FEET.
10. ALL SPACES MUST BE GROUND FLOOR AND/OR FIRST FLOOR LEVEL.
11. ONE LOCKER ROOM MINIMUM OF 250 SQUARE FEET.
12. MUST HAVE A GARAGE, CAPABLE OF BEING USED AS A SALLY PORT.
13. BUILDING MUST BE CAPABLE OF ACCEPTING A MICROWAVE DISH/ANTENNA ON ROOF.

Each office space will be equipped with sufficient electrical outlets and must have each room wired for computers, faxes and telephones, security/video cameras. All rooms except bathrooms will contain VCT tile flooring.

BASIC TERM OF LEASE: THREE (3) YEARS, WITH TWO (2), ONE (1) YEAR RENEWALS AT THE CITY' S SOLE OPTION, SUBJECT TO ANNUAL APPROPRIATION WITH A 30 DAY TERMINATION CLAUSE.

UTILITIES: THE COST OF ALL ELECTRICITY, GAS, WATER, SEWER SERVICES RELATED TO THE SPACE BEING PROPOSED WILL BE INCLUDED IN THE LEASE.

TAXES & INSURANCE: THE COST OF ALL TAXES AND BUILDING INSURANCE RELATED TO THE SPACE BEING PROPOSED WILL BE INCLUDED IN THE LEASE.

PARKING: MINIMUM OF SIXTY (60) PARKING SPACES FOR
OFFICIAL USE ADJACENT TO THE BUILDING, NUMBER OF HANDICAP ACCESSIBLE SPACES NUMBER OF PRIVATE SPACES, IF ANY.
PARKING TO BE LOCATED ON PROPERTY.
