25-031 - Sale and Redevelopment of 174-176 Maple Street

End date: Monday October 21, 2024 at 2 p.m.

The City of Springfield is requesting proposals for the redevelopment of two (2) residential parcels: 174 Maple Street (parcel no. 08218-0048) and 176 Maple Street (parcel no. 0218-0049). Both are zoned as Commercial A. The City will entertain offers that equal or exceed the City’s determination of the fair market/minimum price of the property. MINIMUM BID PRICE IS $1,000.00. Properties can be bid on separately or together.

The City of Springfield has secured up to $300,000 in Community Preservation Act (CPA) funding that may be utilized by the developer for exterior repairs. No income restrictions are applied to these funds. CPA funds will be an interest free, forgivable loan not to exceed $300,000. The loan will be paid out as reimbursement of expenditures and secured by a soft-second mortgage (0% interest; fully forgiven upon issuance of Certificates for Occupancy).

Open houses will be held at 174 Maple Street during the following times: Thursday, August 29, 2024 at 10:00 a.m.; Tuesday, September 3, 2024 at 10:00 a.m.; and Wednesday, September 25, 2024 at 10:00 a.m.

Bid questions: In order to provide prompt answers to questions, the Chief Procurement Officer requests that all proposers submit written questions to the Office of Procurement, not later than September 26, 2024. The Chief Procurement Officer may, in its sole and absolute discretion, reject any and all proposals if it is in the best interest of the City.
