10-366 - Redevelopment of 52 Westminster Street
End date: Wednesday March 31, 2010 at 2 p.m.The City of Springfield is requesting proposals for the redevelopment of 52 Westminster Street in the McKnight Local Historic District, which is listed on the National Register of Historic Places. The property is a vacant, wood frame, two and half story, Victorian home constructed circa 1882 on a 11,520 square foot lot with approximately 4,000 square feet of living space. The City will entertain all offers that meet the minimum bid requirements.
As stated above, the parcel is in the McKnight Local Historic District, which is listed on the National Register of Historic Places and which require full review by the Springfield Historical Commission for any and all exterior renovations. Downtown Springfield is a mile to the west, and Springfield Technical Community College and its Enterprise Center are located a half mile to the west. American International College is located less than a mile to the East and Springfield College, Western New England College, MassMutual Life Insurance and the Baystate Health Complex are all located within a three mile radius. Bus lines run along nearby State Street and Bay Street. The parcel is zoned Residence A. The City is most interested in achieving single family owner-occupancy, but will consider proposals that include a small rental unit. The rental unit would require approval by the Board of Appeals.
The property should be redeveloped only as a single family or a single-family with an accessory apartment. Institutional uses as group homes, churches, and schools will not be allowed.
MINIMUM BID PRICE FOR THE PROPERTY IS $1,000.00
