City Of Springfield Seeks Request For Proposals For Two Properties

April 29, 2013 –Springfield, MA- The City of Springfield has issued Requests for Proposals for purchase and redevelopment of two historic homes. 

60 Byers Street:  This is one of the only international style buildings within the City of Springfield.  It is zoned Residence C, was constructed in 1955 and is located on a 4,553 square foot lot.  The assessed value is $210,900.00.  The property has two floors and contains three legal housing units, which are currently occupied.  These units are all one bedroom and have individual kitchens and bathrooms. The City is most interested in proposals that will improve the existing property, while maintaining the existing Affordable Housing Restrictions.

176 Maple Street: This is a historic row house that was constructed circa 1874 as part of six High Victorian Gothic row houses.  It has four floors, each with approximately 1,000 square feet, plus a basement.  The property is zoned Commercial A.  There is a minimum bid of $1,000.00.  The City is offering $75,000 in Community Development Block Grant funds in the form of an interest free, forgivable loan.  This money may be used for exterior repairs to the property.  The City is most interested in proposals which will renovate 176 Maple Street as a single-family or two-family house, but will consider additional units and/or other uses.  Owner occupancy and/or having an ownership interest in one of the other five attached row-houses is preferred, but the City will consider- non-owner occupancy, investment and rental uses.  Non-residential uses will only be considered as accessory uses to residential uses. Institutional uses such as group homes, churches and school will not be allowed.
