10-419 - Redevelopment of SS Hickory Street and 155 Hickory Street

The City of Springfield is requesting proposals for the disposition and redevelopment of two properties, SS Hickory Street (06590-0064) and 155 Hickory Street (06590-0063). The properties are located in the Old Hill neighborhood. These properties are being sold "as is," and the City makes no representations regarding environmental condition other than what is spelled out in the environmental assessments and will require the buyer to assume responsibility for these conditions. The two properties are being sold to one developer. The City is currently undertaking a rezoning of the two properties from Industrial A to Business A.

COMBINED FAIR MARKET PRICE FOR THE TWO PROPERTIES IS $450,000. The minimum price that will be accepted by the City is $100,000.00 dollars.

The properties are located on the shores of Watershops Pond on Hickory Street in the Old Hill section of the City. They consist of a total of 21,219 square feet and will be re-zoned Business A prior to conveyance.
The City is most interested in development proposals that reuse the properties consistent with the Business A zoning and complimentary to its location on the water front.

In order to provide prompt answers to questions, the RFP recommending committee requests that anyone submitting a proposal submit questions in writing to the Office of Procurement in advance of the RFP response deadline. Accordingly, questions must be received in writing at the City of Springfield, Office of Procurement not later that Monday, March 29, 2010 by 4:00 p.m. Questions may be faxed or mailed. The RFP Committee will compile written answers which will be mailed back to all Proposers who requested a copy of the RFP, no later than Thursday, April 1, 2010.
